All applications for rental are subject to approval based on the following criteria:

Applying to live in the apartment:

  • The applicant must be eighteen years of age or older.
  • State ID or passport to be provided.
  • Credit Check – All unpaid collection accounts, judgments, or liens totaling $500-$1500 will require full payment, last month’s rent, or a qualified co-signer. All unpaid collection accounts, judgments, or liens totaling over $1500 will be denied unless paid in full or a qualified co-signer is approved. Collection items identified as medical will be exempt. Bankruptcy filed in the past year will require a co-signer.
  • Rental History – 9 months of verifiable rental history is required. No rental history or less than 9 months of rental history will require either last month’s rent or a co-signer. Applicants with lease violations, late rent payments, or an outstanding balance to a rental location may be denied.
  • Income – Total monthly gross income (combined income if multiple applicants) must be at least (3) times the rental amount. Applicants that do not meet the income requirement will require a co-signer.
  • Criminal Background Check – Applicants with a felony or gross-misdemeanor conviction within the past 10 years will be denied (with exception of a DUI or driving related gross misdemeanor). A charge or conviction involving any degree of a sexual offense, regardless of the charge or conviction, will be grounds for immediate denial. If an applicant’s criminal background shows a drug or drug paraphernalia charge or conviction within the last 3 years, this will be grounds for immediate denial of the application regardless of the charge.

Applying as a Co-Signer:

  • The applicant must be eighteen years of age or older.
  • State ID or passport to be provided.
  • Credit Check – All unpaid collection accounts, judgments, or liens totaling over $500 will be denied.
  • Income – Total monthly gross income must be at least (3) times the rental amount.
  • Applicant may only qualify for one lease agreement under JJS Property Management
